Cost Segregation Categories: What Qualifies and What Stays With the Building

A study sorts a building into 5, 7 and 15-year property, the building itself, and land.

★ 5.0 on Google113 reviews1,000+ clientsAll 50 states, fully remote

Here is where each common component usually lands, with both sides of every boundary.

Quick answer

A cost segregation study sorts a building's cost into 5-year property (such as appliances and removable carpeting in a rental), 7-year property (such as office furniture), 15-year land improvements (such as parking areas and fences), the 27.5 or 39-year building, and land. The 5, 7 and 15-year parts can take bonus depreciation; the building and land cannot.

Every cost segregation study answers the same question for each part of a building: does it depreciate with the structure, or is it a separate, shorter-life asset? The answer sets how fast you deduct it and whether bonus depreciation can apply.

This guide is educational, not individualized tax advice. The examples are screening aids, not classifications for a specific property; the engineering allocation and your records control.

The Five Categories

Where a building's cost can land.

Recovery periodTypical examplesBonus depreciation
5-yearAppliances, removable carpeting and furniture in a rental; certain equipment-dedicated electrical and plumbingYes, if otherwise qualified
7-yearOffice furniture and fixtures; certain activity-specific equipmentYes, if otherwise qualified
15-yearLand improvements: sidewalks, parking areas, fences, landscaping, site lighting; qualified improvement propertyYes, if otherwise qualified
27.5-yearResidential rental building and its structural componentsNo
39-yearNonresidential building and its structural componentsNo
Not depreciableLandNo

For property acquired after January 19, 2025, qualified property with a recovery period of 20 years or less can take 100% bonus depreciation, so the 5, 7 and 15-year categories can be deducted in the first year. The building and land cannot. Acquisition date, placed-in-service date and elections still need review; see the bonus depreciation guide.

Removable is not the test
Function, attachment, the business activity and what a system serves decide the category. Central HVAC that heats the whole building stays with the building; a dedicated circuit that serves a piece of equipment may not.

A component list is not a cost segregation study

The atlas helps you ask better questions. An engineer still has to measure the component, trace the systems, allocate indirect costs, and tie the result to your basis. Your CPA then determines whether the deduction is usable and implements it on the return.

Why the Category Matters

Same dollars, very different timing.

Take a $100,000 component in a commercial building. Left in the 39-year building, it deducts about $2,564 a year. If it is supported as 5-year property acquired after January 19, 2025 and qualifies for 100% bonus depreciation, the full $100,000 can be deducted in the year it is placed in service. Total depreciation over the life of the property is the same; the study moves it forward, and a later sale can recapture it.

Certain interior improvements to a nonresidential building may qualify as 15-year qualified improvement property when the statutory conditions are met. Enlargements, elevators and escalators, and internal structural framework are excluded.

Whether the deduction helps this year depends on whether you can use the loss, which is where the real estate professional status and short-term rental rules come in. Start with the full guide to what a cost segregation study is and how it works.

Frequently Asked Questions

What are the cost segregation categories?

A cost segregation study sorts a building's cost into 5-year, 7-year and 15-year property, the building itself (27.5 years for residential rental property, 39 years for nonresidential), and land, which is not depreciable. The shorter-life categories are where the accelerated deductions come from.

What qualifies for cost segregation?

Components that are not structural parts of the building: personal property such as appliances, removable carpeting and furniture in a rental, office furniture and fixtures, and land improvements such as sidewalks, parking areas, fences and landscaping. Function, attachment and what a system serves decide each item, not whether it can be removed.

Does HVAC or a roof qualify for cost segregation?

Usually not as shorter-life property. A roof and central HVAC that serve the building are structural components that stay with the 27.5-year or 39-year building. On nonresidential property placed in service after the building, roofs, HVAC, fire protection and security systems can be Section 179 qualified real property, which is a separate election.

Are land improvements 15-year property?

Generally yes. Improvements made directly to land, such as sidewalks, roads, fences and shrubbery, are 15-year property. Land itself is not depreciable, and a building is not a land improvement.
